These Terms of Service ("Terms") govern your use of DropWatch ("we," "us," "our"), accessible at dropwatch.ae (the "Platform"). By using the Platform, you agree to these Terms. If you do not agree, do not use the Platform.

What DropWatch Is

DropWatch is a property market intelligence platform. We aggregate publicly available property listing data and government transaction records to produce analytical scores, price history tracking, and market signals for properties in the UAE.

DropWatch is not a real estate broker, agent, or listing portal. We do not list properties for sale, represent buyers or sellers, negotiate transactions, or earn commissions on property deals. We provide data and analysis. What you do with that information is your responsibility.

Who Can Use the Platform

The Platform is available to anyone over 18 years of age. Certain features are available only to registered agents or paying subscribers.

Property Data and Scores

All property data displayed on the Platform — including listing prices, price history, days on market, DLD transaction comparables, and distress scores — is derived from publicly available sources and government records.

We make no guarantees about the accuracy, completeness, or timeliness of any data on the Platform. Property listings may be outdated, withdrawn, or inaccurate at the source. Distress scores are analytical indicators based on available signals — they are not valuations, appraisals, or investment advice.

You should always verify property details directly with the listing agent before making any decision. DropWatch accepts no liability for decisions made based on information displayed on the Platform.

Register Interest

When you submit a Register Interest form on a property listing, your contact details are shared with the agent who has claimed that listing on DropWatch, or with DropWatch's licensed broker if the property has not been claimed by an agent. Submitting a Register Interest form does not constitute a binding offer, contract, or commitment of any kind. Your interest has been noted — nothing more.

Name Your Price

The Name Your Price feature allows you to submit your target price and property criteria privately to DropWatch. Your submission is handled internally by DropWatch's team. Your price and criteria are never shared with agents or any third party. Submitting a Name Your Price request does not create any obligation on DropWatch to find or deliver a matching property.

Agent Registration and Property Claims

Agents may register on the Platform by providing their name, email, phone number, and confirming their RERA licensing status.

By registering as an agent, you represent and warrant that:

• You hold a valid and current RERA license authorising you to operate as a real estate agent in Dubai
• You are authorised to represent the properties you claim on the Platform
• The personal details you provide are accurate and current
• You will notify DropWatch promptly if your RERA licensing status changes

DropWatch does not independently verify RERA licensing status. Agent self-declaration is relied upon in good faith. Agents who misrepresent their licensing status may have their registration removed without notice.

Leads routed to agents through claimed properties are provided as part of the Platform's service. DropWatch does not guarantee the quality, volume, or conversion of any leads.

Subscriptions and Payments

Certain features of the Platform are available through paid subscription tiers. Subscription details, pricing, and features are described on the pricing page.

Subscriptions auto-renew at the end of each billing period unless cancelled before the renewal date. You can cancel your subscription at any time. Cancellation takes effect at the end of the current billing period — no partial refunds are issued.

Early adopter pricing is available to users who subscribe during the launch period. Early adopter rates are grandfathered permanently as long as your subscription remains active. Cancelling and resubscribing will result in the then-current pricing being applied.

DropWatch reserves the right to change subscription pricing with 30 days' notice to existing subscribers. Price changes do not affect grandfathered early adopter rates.

Payment processing is handled by a PCI-compliant third-party provider. DropWatch does not store your payment card details.

Shareable Property Cards

Agents and users may generate shareable property cards through the Platform. Cards display property data sourced from DropWatch and may include an agent-edited price that is private to the card and does not alter the listing price on the Platform.

By sharing a property card, you acknowledge that:

• The card contains analytical data, not a verified listing
• Any edited price on the card is your representation, not DropWatch's
• DropWatch is not responsible for how shared cards are used or interpreted by recipients

Property View Tracking

DropWatch tracks page views on property listings at a session level to provide aggregate analytics. We do not use persistent identifiers, cookies, or fingerprinting for this purpose. View data is displayed in aggregate form only. Individual viewer identities are never revealed to agents or any other party.

Acceptable Use

You agree not to:

• Use the Platform for any unlawful purpose
• Scrape, crawl, or systematically extract data from the Platform
• Misrepresent your identity, licensing status, or authority to act
• Interfere with the operation or security of the Platform
• Use the Platform to harass, spam, or send unsolicited communications to other users
• Reproduce, redistribute, or commercially exploit Platform data without written permission

Intellectual Property

All content on the Platform — including the scoring methodology, analytical frameworks, interface design, and code — is the property of DropWatch. You may not copy, modify, distribute, or reverse-engineer any part of the Platform without prior written consent.

Property listing data displayed on the Platform is sourced from public records and third-party portals. DropWatch does not claim ownership of underlying listing data.

Limitation of Liability

DropWatch is provided "as is" and "as available." We make no warranties, express or implied, regarding the Platform's accuracy, reliability, availability, or fitness for any particular purpose.

DropWatch is not liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of the Platform, reliance on any data or scores displayed, or any property transaction entered into based on information found on the Platform.

DropWatch is not a party to any transaction between buyers, sellers, agents, or any other parties. We do not mediate disputes, guarantee outcomes, or accept responsibility for the actions of agents, buyers, or other users.

Indemnification

You agree to indemnify and hold harmless DropWatch, its founder, officers, and service providers from any claims, damages, losses, or expenses arising from your use of the Platform, your breach of these Terms, or your misrepresentation of licensing status or authority.

Governing Law

These Terms are governed by the laws of the United Arab Emirates. Any disputes arising from your use of the Platform shall be subject to the exclusive jurisdiction of the courts of Dubai.

Modifications

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Platform after changes are posted constitutes acceptance of the updated Terms. For material changes, we will make reasonable efforts to notify active subscribers.

Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions remain in full force and effect.
